On one, a charge code worth ten percent of the seller's reported income had vanished from his own rent roll — $205,000 of value nobody had mentioned. On another, a single county tax document swung the price by $370,000.
We do that work before we spend a dollar of anyone's money, on deals we walk away from. And we do it alongside seasoned operators in this space, which buys down risk on the buy and through execution.

"Trailer park" is a word people use to look down on a home.
Mobile home parks are the last unsubsidized affordable housing in America. Most are being bought by operators whose model is raising rents on people who can't leave — moving a mobile home costs five to ten thousand dollars, more than most of these families have.
We do it the other way around. Capital goes into the park before any rent does. We underwrite to what residents can actually pay, going in — if a deal only works by breaking that, we don't buy the deal.
We want residents proud of where they live. That isn't charity. It's how a park stays full for twenty years.

A large syndicator has a hundred assets and an investor relations department. We'll have a handful of parks and a cell number. We work alongside seasoned operators in this space, as co-general partner with Cadia Capital Group.
